Role Summary: The incumbent will be responsible for the management of client real estate portfolios. The role is to be supported in day to day analytical tasks by Analysts and will responsible for the quality of deliverables.
Role Description: You will review capital expenditure requirements for each Property on a periodic basis to maximize appreciation of Portfolio value. Enhance income and capital values where appropriate through: - space reconfiguration, where under-utilised or inefficient areas within a building can be re-arranged to provide more valuable property; - refurbishment and redevelopment where property can be modernised and the specification upgraded to command higher rents; - re-leasing, which has the potential to increase the rental income to an open market level, when this is in excess of the existing rent; - creation of additional space by extending the building to meet tenant demand; and - change of use which can result in higher value use for certain areas of a building or for entire properties. Continually monitor real estate markets in each country to ensure that divestments are made at the optimum time to maximize value. Develop an annual strategy for the Portfolio and the divestment strategy for the Portfolio. In addition, you will oversee capital expenditure, refurbishment and redevelopment activities and ensure that Properties comply with all legal requirements in their host country and maintain adequate insurance coverage at all times
Qualifications: Minimum of 8 years years experience in a mutual, hedge fund or similar institution with direct responsibility for the management of real estate property portfolios He/she will evidence a thorough understanding of construction and development in addition to the commercial acumen gained through managing international projects. He/she will possess at least a Bachelor degree (or equivalent) in addition to a Masters in Real Estate/MRICS. Excellent oral and written communication including report writing skills in English. Arabic Language is an additional preference.
